Buy a gas station in Michigan
Michigan offers some of the lowest gas station prices among the big fuel states, with a deep market around Detroit and steady stations in smaller cities. Liquor licenses work differently here and can be worth a lot. Here is what Michigan buyers should know.
The Michigan market right now
194 gas stations, c-stores and truck stops were listed for sale in Michigan in our daily index, with a median asking price of $500K. The middle half asked between $254K and $1.2M, and most included the real estate.

- Metro Detroit has the most listings by far, followed by Grand Rapids, Lansing, Flint, Saginaw and the I-94, I-75 and I-96 corridors.
- A spirits license (SDD) is limited by a population quota in each town, so a store that already holds one is often worth more. Beer and wine to-go is an SDM license.
- Michigan's 10-cent bottle deposit means most c-stores take returns. Ask how much space, labor and money the returns take, and how deposits show up in the books.
1. Financing a Michigan gas station
Most buyers use an SBA loan. An SBA 7(a) loan (up to $5 million) can cover the business, the property, equipment and working capital. An SBA 504 loan is built for the real estate: roughly 50% from the bank, 40% from an SBA-backed lender and 10% from you, often 15% because lenders treat gas stations as special-purpose property. Plan on about 10 to 20% down overall, plus inventory at closing, and have proof of funds ready for your offer.

2. Tanks and environmental checks in Michigan
In Michigan, storage tanks are registered and inspected by LARA's Bureau of Fire Services (Storage Tank Division), while leak cleanups are overseen by EGLE. The Michigan Underground Storage Tank Authority (MUSTA) helps eligible owners pay for cleanup of new releases.
Ask for the tank registration, inspection and leak-detection records, tank ages, MUSTA eligibility and any past release with its closure status. Your lender will order a Phase I environmental review.

3. Licenses and permits in Michigan
Liquor licenses (SDM for beer and wine, SDD for spirits) transfer through the Michigan Liquor Control Commission, which must approve you before closing. The lottery license is issued in your name by the Michigan Lottery. Plan the transfers early so they don’t hold up closing.
4. Check the numbers and the contracts
Match tax returns to P&Ls, monthly fuel gallons to supplier statements, and inside sales to POS reports. Read the fuel supply agreement for term, gallons owed, assignment rules and any payback of incentives, and if the land is leased, confirm the years left. Our guide on fuel supply contracts explains what to look for.
5. Make an offer and close
Offers go in as a Letter of Intent with price, deposit, a 30 to 60 day due diligence period, financing terms and inventory at cost. Then come the Phase I, lender approval, license transfers, the supplier’s consent, an inventory count and the keys. The full path is in how to buy a business.
