Buy a gas station in Ohio

Ohio is one of the most active places in the country to buy a gas station or c-store: steady small-town stations, busy interstate truck traffic and prices well below the Sun Belt. Here is what Ohio buyers should know before making an offer, from the people who sell Ohio stations every week.

The Ohio market right now

145 gas stations, c-stores and truck stops were listed for sale in Ohio in our daily index, with a median asking price of $701K. The middle half asked between $300K and $1.9M, and most included the real estate.

Asking prices, not sale prices. For how stations are actually priced, see how much gas stations sell for.

  • Ohio sits on some of the busiest freight routes in the country: I-70, I-71, I-75, I-77 and the Ohio Turnpike (I-80/90). Highway and truck-stop sites trade at a premium for their diesel volume.
  • Many listings are long-held family stations in smaller towns. They often come with the real estate and modest prices, but check tank ages and the supply contract closely.
  • Metro stations around Columbus, Cleveland, Cincinnati, Akron, Toledo and Dayton carry higher inside sales and higher prices. Corner lots with good access rarely sit long.

1. Financing an Ohio gas station

Most buyers use an SBA loan. An SBA 7(a) loan (up to $5 million) can cover the business, the property, equipment and working capital. An SBA 504 loan is built for the real estate: roughly 50% from the bank, 40% from an SBA-backed lender and 10% from you, often 15% because lenders treat gas stations as special-purpose property. Plan on about 10 to 20% down overall, plus inventory at closing, and have proof of funds ready for your offer.

2. Tanks and environmental checks in Ohio

In Ohio, underground storage tanks are registered and inspected by the State Fire Marshal's Bureau of Underground Storage Tank Regulations (BUSTR). Owners also have to show financial responsibility for a possible leak, which most station owners meet through the state's Petroleum UST Release Compensation Board fund (an annual fee per tank).

Ask the seller for the BUSTR registration, recent inspection and leak-detection records, tank install dates, and any past release with its closure (No Further Action) letter. Your lender will order a Phase I environmental review either way.

3. Licenses and permits in Ohio

Beer and wine carryout permits (C-1 and C-2) come from the Ohio Division of Liquor Control. A permit transfer needs the Division's approval and gives the local government a chance to object, so file early. The lottery license is issued fresh in your name by the Ohio Lottery, and the retail cigarette license comes from the county auditor. Plan the transfers early so they don’t hold up closing.

4. Check the numbers and the contracts

Match tax returns to P&Ls, monthly fuel gallons to supplier statements, and inside sales to POS reports. Read the fuel supply agreement for term, gallons owed, assignment rules and any payback of incentives, and if the land is leased, confirm the years left. Our guide on fuel supply contracts explains what to look for.

5. Make an offer and close

Offers go in as a Letter of Intent with price, deposit, a 30 to 60 day due diligence period, financing terms and inventory at cost. Then come the Phase I, lender approval, license transfers, the supplier’s consent, an inventory count and the keys. The full path is in how to buy a business.
