Buy a gas station in Texas
Texas has the most gas stations and c-stores for sale of any state we track, from Houston corner stores to truck stops on I-10, I-20 and I-35. Big distances mean big diesel and big lots. Here is what Texas buyers should know before making an offer.
The Texas market right now
416 gas stations, c-stores and truck stops were listed for sale in Texas in our daily index, with a median asking price of $1.3M. The middle half asked between $560K and $3.6M, and most included the real estate.

- Houston has the most listings by far, then San Antonio, Dallas-Fort Worth and the Gulf Coast. Highway and truck-stop sites on I-10, I-20, I-35 and I-45 command premium prices.
- Most Texas listings include the land, and lots are often large enough for diesel lanes, a car wash or a food tenant.
- Texas has no state personal income tax, but owners pay the state franchise tax. Some counties and cities are still fully or partly dry, so confirm the store can legally sell beer and wine.
1. Financing a Texas gas station
Most buyers use an SBA loan. An SBA 7(a) loan (up to $5 million) can cover the business, the property, equipment and working capital. An SBA 504 loan is built for the real estate: roughly 50% from the bank, 40% from an SBA-backed lender and 10% from you, often 15% because lenders treat gas stations as special-purpose property. Plan on about 10 to 20% down overall, plus inventory at closing, and have proof of funds ready for your offer.

2. Tanks and environmental checks in Texas
In Texas, petroleum storage tanks are regulated by the Texas Commission on Environmental Quality (TCEQ). Owners register tanks and self-certify compliance every year, and a station needs a current TCEQ delivery certificate to receive fuel.
Ask for the TCEQ registration, the current delivery certificate, inspection and leak-detection records, tank ages, and any leaking-tank (LPST) case with its closure status. Your lender will order a Phase I environmental review.

3. Licenses and permits in Texas
Beer and wine to go needs a permit from the Texas Alcoholic Beverage Commission (TABC), issued in your name, and the location must be wet. Cigarette and tobacco sales need a Comptroller retailer permit, and the lottery license comes from the Texas Lottery. Plan the transfers early so they don’t hold up closing.
4. Check the numbers and the contracts
Match tax returns to P&Ls, monthly fuel gallons to supplier statements, and inside sales to POS reports. Read the fuel supply agreement for term, gallons owed, assignment rules and any payback of incentives, and if the land is leased, confirm the years left. Our guide on fuel supply contracts explains what to look for.
5. Make an offer and close
Offers go in as a Letter of Intent with price, deposit, a 30 to 60 day due diligence period, financing terms and inventory at cost. Then come the Phase I, lender approval, license transfers, the supplier’s consent, an inventory count and the keys. The full path is in how to buy a business.
